Command Conference Room: A professional meeting space configured to comfortably accommodate 12�15 personnel, featuring structural capability for audio-visual, briefings, and teleconferencing equipment. Dedicated USCG Telecom/Server Room: A secure, climate-controlled room specifically designated to house Coast Guard IT networking equipment, servers, and communication infrastructure. The room must feature dedicated, independent cooling operating continuously (24/7/365), space for a standard 4-post server rack, and secure access control. Common Areas & Facilities Break Room Area: A designated break room or space adjacent to the main administrative area containing a full-sized refrigerator with active water line hookups. Potable Water System: The property must have a reliable potable water system. If the property relies on a water cistern, the Lessor must install and maintain a certified filtration and sterilization system. Operating Hours & Access: Due to the 24-hour nature of Coast Guard regional operations, the facility must be accessible to authorized personnel 24 hours a day, 7 days a week, 365 days a year (24/7/365).
