The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: City/State: Washington, D.C. Delineated Area: North: Beginning at the intersection of P Street NW and Rock Creek, proceed east on P Street NW until it meets 16th Street NW. East: Continue south on 16th Street NW until it intersects with H Street NW. Continue west on H Street NW toward 17th Street NW. Follow 17th Street NW south until it meets Constitution Avenue. South: Proceed west on Constitution Avenue to Interstate 66. Continue west on Interstate 66 until it intersects with the Potomac River. West: Proceed north on the Potomac River until it meets Rock Creek. Follow Rock Creek until it intersects with P Street NW. Minimum Sq. Ft. (ABOA): 9,406 Maximum Sq. Ft. (ABOA): 9,594 Space Type: Office Parking Spaces (Total): Local Code Parking Spaces (Structured): Local Code Full Term: 10 years Firm Term: 5 years Additional Requirements: Offered space must be contiguous on a single floor Subleases are not acceptable Space should allow for an efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The purpose of this re-advertisement is to revise the lease term currently being sought by the Government. Expressions of interest must Include: Building name and address; Contact information (name, address, telephone number and e-mail address of offeror�s authorized representative; ANSI/BOMA office area (ABOA SF)/ usable square feet and rentable square feet available, identifying the specific floors and square footages, and date of availability; Asking full-service rental rate per ABOA SF and RSF for the full term meeting GSA�s standard warm-lit building shell requirements and inclusive of the following: Tenant Improvement Allowance of $63.86; and a Building Specific Amortized Capital (BSAC) Allowance of $12.00 ABOA SF. Operating costs per ABOA SF and rentable square foot included in the full-service rates required in line item 4 above; Information on building ownership; Offered rental concessions if any; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government. The U.S. Government currently occupies office and related space in a building under a lease in Washington, D.C., that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
