1. DISCLAIMER This is a Request for Information (RFI) / Sources Sought notice only. This notice is issued solely for market research, information, and planning purposes; it does not constitute a Request for Quote (RFQ) or a promise to issue an RFQ in the future. The Government will not pay for any information or administrative costs incurred in response to this notice. 2. PURPOSE The United States Air Force is conducting market research to identify potential sources capable of providing leased, off-base commercial office space in a 10-mile radius of Hanscom AFB, MA, 01731 3. MINIMUM REQUIREMENTS To be considered, the proposed space must meet the following minimum parameters: Space Type: Classification Feasibility: Explicitly state what classification levels the space can support today (e.g., Unclassified, Secret/Collateral, TS/SCI, JWICS) and what upgrades would be required to meet higher levels. If no current classification levels exist, is there an ability to add them? Would upgrades remain in place once contract ends? The Government is assessing the full spectrum of security capabilities available in the local market. Please feel free to respond with what you currently have to offer, even if your facility does not meet all preferred security thresholds. For example, if you possess functional Unclassified administrative space and Secret-level secure space, but lack active JWICS (Joint Worldwide Intelligence Communications System) capabilities, we still strongly encourage you to submit a response. The Government is highly interested in reviewing partial, mixed, or upgradeable space configurations to determine how they might support our broader mission requirements. Space Outfitting & Furnishing Status: Furniture & Outfitting: Please indicate if the proposed space is currently unfurnished (requiring the Government to source and install cubicle walls/workstations) or if it contains existing, usable furniture (such as modular cubicles, desks, or conference tables) that can be utilized to reduce lead times. Capacity: Must accommodate approximately eighty (80) personnel. Square Footage: Approximately 11,200 square feet of American National Standards Institute (ANSI)/ Building Owners and Managers Association (BOMA) Office Area (ABOA). At least one conference room that can fit 25 personnel and is 500 sq ft. Preferred Option (Nice-to-Have): The availability of more than one conference area/room within the leased space is highly desirable, though not strictly required. Connectivity: Space must be capable of supporting standard commercial internet/ WiFi service installation. Parking: How many parking spaces are available? Covered garage parking is a �nice to have" Location: Must be located within a 10-mile radius of Hanscom AFB Occupancy: Available for 3-5 years, target move in date TBD. Are there limits on duration? Estimated Cost Range / Rental Rates: Provide an estimated, non-binding rental rate range for the proposed space, expressed as a fully serviced (gross) rate per rentable square foot (RSF) per year. Please specify what utilities, janitorial services, or common area maintenance (CAM) fees are included in this estimated rate, as well as any estimated costs for Tenant Improvements (TI) required to meet the security/furniture requirements. If utilities are not included, please provide an estimated average cost per month for necessary utilities and number of people the estimate is based on 4. SUBMISSION INSTRUCTIONS Interested property owners, brokers, or authorized representatives who can meet the above requirements are requested to submit a brief capability statement. Responses should include the following: Property Information: Address and brief description of the building. Available Space: Exact ABOA square footage available. Floor Plans/Photos: Include photos showing the current layout. Availability: Date the space will be available for occupancy or tenant improvements. Point of Contact: Name, email, and phone number of the property representative. 5. RESPONSE DEADLINE Responses must be submitted via email to Michael Dunford at michael.dunford@us.af.mil and copy AFLCMC.WVG.LookingGlass-Next@us.af.mil no later than 3:00PM on September 30, 2026.
